RESPONSIBILITIES
This position will be responsible for the project management of assigned project, inclusive but not limited to: buyout, scheduling, and coordination of project activities, change order management and closeout.
Scheduling
- DRIVE FROM THE PROJECT SCHEDULE AT ALL TIMES
- Ensure Timely Completion Of Project Activities
- Ensure Project Is Managed On Schedule, On Budget & On Target
- Develop & Maintain Project Schedule For Assigned Projects
- Document Material Lead Times & Duration of Installation
- Create a Milestone Schedule from determined Material Lead Time & Labor for all proposal items/scope of work
- Submit Milestone Schedule to client via formal submittal process
- Management and coordination of project and subsequent activities shall be managed via Milestone Schedule
Schedule Coordination
- Work with General Supervisor to plan, organize and activities
- Schedule Milestones Activities
- Coordinate with Fabrication Shop to ensure all materials are ready and prepared for scheduled activities
- Follow up with field on all scheduled activities throughout the day, Obtain Daily progress reports / work performed
- Coordinate efforts with and Draftsperson, Procurement, Estimating, General Supervisor, Scheduling & Accounting Teams as required
- Complete Daily Load & Scope Tickets In Associated With Milestones For Manpower Scheduling
- Report Progress via Project Schedule at weekly PM Meetings and as necessary based on project requirements or as issues aris
- Maintain Ongoing Punch List From Start Through Completion Of Project
Shop Drawings
- Ensure Shop Drawings are submitted to Client/Architect timely for approval based on client schedule
- Review and Ensure Shop Drawings are generated in accordance with Client Specifications and Proposal Scope of Work
Submittals & Purchasing
- Coordinate w/ Procurement Submittal process are submitted to Client/Architect timely for approval
- Ensure Timely Field Measurements
- Timely Procurement Of Materials
- § Ensure Materials are received Timely and in proper sequence
- § Communicate material delays and/or defects and act accordingly
- § Coordinate Fabrication Tickets on all Shop / Vendor Fabrication
- § Ensure Material Allocations are outlined for Daily Load & Scope Tickets (see Scheduling)
Client Communication & Management
- Attend scheduled job site meetings
- Review Clients progress against LGC Project Schedule, Communicate any variances or issues to client from Day 1
- Report Schedule Issues & Concerns – Verbally and backed up in Writing
- Attend and record accurate job meeting minutes, schedule concerns and action items
- Document all correspondence with Clients
- Communicate Open Items with Client, Change Orders, Approvals, RFIs, etc.
Change Order Management
- Identify areas outside scope of work
- Document Areas and work with estimating to generate change order
- Submit Change Order to client
- Continually monitor change order approval
- Ensure all change orders are added to Project Schedule, Shop Drawings, and Procurement activities are coordinated (as stated above)
- Manage and monitor process through completion
Project Close Out
- Ensure all Punch List Items are completed
- Ensure all document requirements are met
- Ensure all Financials are completed by accounting and provide assistant as necessary to complete
- Ensure all Shop Drawing Record Copies are Submitted
- Ensure Project Engineer completes Project Close Out Checklist, and provide assistant as necessary to complete
REQUIREMENTS
- 7+ years experience managing architectural Glass & Metal projects from $5000 – $5M
- Progressive and Assertive attitude / demeanor
- In depth knowledge of Architectural Metal & Glass materials and installation applications
- Knowledge of practices and procedures of glazing trade
- Glazing Installation experience a +
- Excellent Written and Verbal Communication Skills required
- Ability to perform in a fast paced environment and effectively multi-task
- Perform well under pressure and in a deadline driven environment
